If KACZDON Sites participates in a transaction, its capacity must be identified in the transaction documents.

Using the website, submitting a property or discussing indicative terms does not appoint KACZDON Sites as your agent or adviser and does not create a fiduciary, partnership or joint-venture relationship. Each party is responsible for protecting its own interests and obtaining independent advice.
Property information and figures
Property information may come from submitters, public records and third-party sources and may be incomplete or inaccurate. No estimate, indicative proposal, status or automated output shown by KACZDON Sites is a valuation, appraisal or market appraisal, and it is not prepared by a licensed valuer. An acquisition proposal may be below an estimated retail market value.
No promise of an offer or completion
Submitting a property does not create an agreement to purchase or a commitment to make an offer. An offer, if made, remains subject to its stated terms. Registration as an acquisition partner does not guarantee verification, deal flow, allocation or any investment outcome.
Transaction structures and commercial benefit
KACZDON Sites may act as a principal purchaser or hold a contractual interest and may, where the contract and law permit, propose an assignment, nomination, novation or transaction with an acquisition partner. KACZDON Sites may receive a commercial benefit, including an assignment fee or transaction margin. The parties, capacity, price, benefit, consents and completion obligations should be disclosed in and assessed from the actual transaction documents.
Independent review
Before signing, each party should obtain independent legal advice and consider independent valuation, financial and taxation advice. In Queensland, contracts for the sale of real estate must be in writing, and private sellers do not receive the protections that arise from using a licensed agent.
