Understand the price and conditions
Read the whole proposal. A headline price is only one part of the transaction: conditions, timing, deposit arrangements and completion responsibilities also matter. An off-market offer may be below estimated retail market value.
Know the intended structure
Ask who will be the contractual purchaser, whether another party may assume the acquisition, and how completion is intended to occur. Those points should be explained transparently and reflected in professional documentation.
